County Point mixed use development,

Ebbw Vale, South Wales

Client: Mon-X Developments
Contractor: to be confirmed
Status: feasibility stage

The County Hotel was once the heart and soul of Ebbw Vale but has since fallen into a state of disrepair. We were commissioned to design a mixed use scheme for the site to include ground floor retail, townhouses, apartments and penthouses. The scheme is for 29 dwelings

in total.

Maintaining the importance of the corner which is also the highest point of

the site, the design ‘falls away’ either side to accommodate three storey

townhouses on one side and a split level food retail unit on the other.

Parking was incorporated into the lower level (no excavation was required due to the topography of the site) along with an electrical sub-station and a delivery area for the retailer.

... the facades are clearly influenced by modernist architecture, resulting in a layered facade.....

The apartment units were all accessed from a single core with external deck access, resulting in an extremely high net to gross ratio. All apartments were designed in an open plan format with views to the

countryside beyond, and in many cases balconies.

The apartments are predominantly two bedroom, designed specifically for the rental market with two large bedrooms, each with access to their own bathroom.

The façades of the buildings are clearly influenced by modernist architecture,

resulting in a layered façade that articulates the building as well as providing

the aforementioned balcony spaces.

At the rear of the development on a deck above the parking is a communal

garden area for residents.

The scheme has been extremely well received by the planning department

at the pre-consultation stage.
