The site had planning permission for an apartment block scheme which the client felt was unsuitable for the current housing market. We were commissioned to take a fresh look at the site with a view to achieving a family housing orientated proposal.
The revised proposal had significant requirements and constraints in order to be economically viable and was to be designed for potential use by a Registered Social Landlord so space standards had to be adhered to. The scheme is set out in two wings in a mews style format with 100 units and 100% parking. The ground level is partly occupied by an undercroft parking area which has a deck above it at first floor level providing access to the units at first floor via staircases and a lift core.
key points
- ground floor units are 3 bedroom and include a private garden area within the mews courtyard
- upper units are larger and include a balcony and an external roof terrace area
- the roofspace is utilised to generate more floor area
- aesthetically the predominantly brick scheme portrays a mews style but the "punched hole" window openings add a contemporary feel
