This scheme is for a series of contemporary two-bedroom and duplex apartments set within an existing 1960s office block, albeit with a retained listed facade. Our feasibility study explored a series of options to maximise on sale prices and the nett to gross ratio whilst minimising build costs by working with and around the inevitably constraints imposed by an existing building.
The proposal was however to create good sized, quality apartments in order to place the development in a certain market position. The 90% efficiency of sellable space to circulation was achieved via a central core with lift and stairs which typically served all 3 floors. However, in the options where we explored the duplex apartments, access to these was via the first floor (and with private internal staircases to each duplex), thus negating the need for the core to extend to the top floor. In this scenario, the space previously used by the core on the top floor allowed the apartments to be even larger.
